Watch out for these points in your agreement

Nowadays, we all know that the property rates are very high. So, we can't always buy flats and rooms anywhere we go just for a short time period. For example; if you are a student and your college is situated in some other city where you can't even opt for travelling daily. At this point of time, you need to look for flats for rent and stay as a paying guest or you can live in hostels. But you cannot just blindly rent a random house; you need to keep a few things in mind. Here are a few tips that can help you:

1. Check the receipt of the security deposit

A security deposit is a must. Almost every landlord will ask for it. But it is also a matter of contention when it comes to refunding it. Make sure that you receive a receipt for your security deposit.

2. Is the room furnished?

You should make sure whether you are signing up for a furnished or an unfurnished apartment. At times you are shown a furnished room but it turns out that it belongs to the current roommate. As we all know furniture serves basic purposes and is needed for sitting, sleeping, storing stuff and beyond these basic requirements, well furnished apartment makes us feel more organized and welcoming always. So, in order to live comfortably you need to ask your landlord if the room is well furnished or do you have to shift your own furniture?

3. Are there any house rules?
Some of the landlords are even some existing flatmates have their own rules about chores and other matters. You must always make yourself aware of these rules and obligations and see to it if you can adjust with them or not. It is always better to get to know things before making any commitments. Not doing this can lead to personal issues in the future.
4. How does the agreement end?
The period of leasing of the tenant is called ' termination'.  In different states and territories, landlord and tenants can terminate for different reasons. Generally, in the shared accommodations, the rule is that if the agreement between the head tenant and the landlord is terminated then the agreement made between the sub tenant and head tenant will also be terminated. So, here termination can be a point to be kept in mind at the time of release. Like this many rules can be made by your landlord that you need to be aware of.

5. Hidden clauses
Check the agreement carefully and read between the lines. Are there any hidden clauses? For e.g. it could be the exclusion of certain charges that the landlord has to bear normally or it could be something to do with the return of security deposit. Check all the points carefully before signing on the dotted line.
Keep the above tips in mind so that you can concentrate on your studies well and enjoy a comfortable stay away from home. Furthermore, if you need any assistance concerning rental flats or roommates in Pune, log on to www.flatsandmates.com

5 ways to get along with new roommates

Leaving your familiar surroundings where you grew up in and moving away from home to a completely different city and to start a new life is something most of us do in our career graph. Getting admitted in your dream college or landing that perfect job to find out who you are and what you really want to be can be either mind- blowing or mind blogging. You will have to learn how to become independent, and becoming independent will take lot of courage, the courage to face the reality and to do things which you are unfamiliar with, like not only living by yourself in a rental flat in Mumbai but also cook food for yourself, and do your laundry.
And just when you think you will manage to cope up with these things you are hit with realization that it is not just living in unfamiliar environment but also living with unfamiliar people. The fear of living with people you don't know can be thrilling and scary at the same time. But you no longer need to worry or stress out about it; here are some amazing ideas on how to interact, how to get to know or how to bond with your new roommates. So that you can become best of best friends:
  1. Get to know each other- INTERACT!
Everything is new and unfamiliar when you move miles away from your home to a completely new city. Sitting alone in your room the whole day is not going to help you in any way, it will only get harder. Instead of being self absorbed and watching your favorite TV shows, start a conversation by yourself, try getting to know each other, try bonding with each other. When you get to know your roommates you will no longer be alone or feel scared.

2. Joining a hobby class or club together

In order to make new friends and to bond with each other over something you all have in common, the best option for this is joining a hobby class. There are number of hobby classes such as belly dancing or salsa, learning to play any musical instrument in a hobby class or bakery class or a yoga class. Find a hobby class which you and your roommates shared the best interest in. Having to share your passion and laugh together will make bonding strong and will help to get to know each other more well.

3. Go shopping or play a sport together

Shopping is therapeutic. When you and your roommates are bored, to change the mood just simply saying “let`s go shopping” will help everything and then you can start planning for your day-outing. You will get to know what your roommate’s likes and dislikes are and they will know yours. Not only that but also what you all have in common will give you all a great experience. For those who don't like shopping you can play a sport together.

4. Cooking a meal together

Bonding over dinner table is a proven way through which you can get to know each other. So why not try cooking together and adding a twist and planning a dinner party. Pick out recipes and ingredients together that you all enjoy and which are not difficult. Pizza and pasta are the best options. And then eating the food together and gossiping is the second best.. Then at the end clean all the mess you created in kitchen by dividing the course of work. This activity will surely help you bond with them.

5. Doing laundry together
Another fantastic way to bond with each other is doing laundry together. Laughing together about how your roommate doesn`t know how to wash clothes and how to use washing machine and then helping each other is also a perfect way to bond.
So get going to explore an altogether different independent world finding a roommate and getting to know him/her better. For additional help in seeking a rental flat or a roommate in Mumbai, connect with none other than the best in the sphere. Log in now: www.flatsandmates.com
