MUMBAI IS ALL SET TO GET A ROMANTIC DRIVE-IN THEATRE

It has been too long for us to have conventional picnics and fancy dinner dates. Each time we wonder about how we can make the next date as memorable as the last one. And we definitely envy the westerners for having so many amazing options when it comes to a movie date.

A movie night under the night sky is something which should definitely be on our bucket list. And each time we ponder over when this will come true. Well, not anymore! We have a lot of reasons why we want to spend our lives in the city of dreams. The sea, the people, the food, and even the rush of local! This is what we admire about this city. And now, get ready to add one more reason to an already long list of “Why Mumbai?”!

If you currently shifted in a rental flat in Mumbai, or specifically Bandra, you will know that the new buzz in town is the open air theatre which will open right in the heart of the city at Maker Maxity in Bandra Kurla Complex. Planned to open in August 2017, this open air theatre will have your weekends set.

Go for a simple drive with your friends or lover, and end up watching your favorite movie under the open sky! This is what this open air theatre aims at. However, 90’s kids who have been staying in Mumbai will know that this is not the first time that a drive-in theatre is opening in the city. This concept has been previously attempted at Napean Sea Road and in BKC itself till it was pulled down in 2003.

Now, PVR is bringing back the trend with a lavish set-up and some fantastic amenities. It has a capacity of as many as 300 cars built across 75000 sq. meters and per car cost will be Rs. 1000. Apart from that, there are drinks and food, which one can expect to be on the expensive side but totally worth the experience.

If you are someone who doesn’t wish to watch movie in this fashion, don’t you worry! There will also be a six-screen multiplex below the drive-in theatre with price ranging from Rs. 350 to Rs. 750. What’s more? Your movie date can be followed with a fancy dinner since the setup will also have a fine dining area with a capacity of 100 people.

With this drive-in theatre and multiplex, BKC which is a business hub by day will turn into an entertainment hotspot by night. You can experience the best of Mumbai at one place and enjoy fancy meals followed by a romantic movie date.

Mumbai has given you one more reason to stay in one of the best parts of the city. Staying here will have your weekend plans sorted. Mumbaikars can’t wait for this drive-in theatre to open, so the ones, who recently shifted or are planning to re-locate to a rental flat in Bandra, can you?

5 things to keep in mind to avoid losing security deposit

Documentation is the most crucial part whether you are opting to buy a property or lease it as a tenant or a landlord. Following are some necessary steps you should take to make sure you get back your full security deposit when you invest in a rental flat

Even though you have known your landlord for months or years, and formed a relationship. But when a security deposit is involved, landlord-tenant relationship will take a turnaround even if you have exchange friendly words and maintained a healthy relationship. Particularly when tenants have kept their place neat and clean they expect their deposit back.

Though there are cunning landlords who try to siphon off the security deposit either entirely or in part, not all subtractions are unfair. While withholding the security deposit is a crime, the renter also needs to be alert as to not do any such thing that'll give an opportunity to the landlord to forfeit the deposit wholly or partly. Following are some necessary steps you should take to make sure you get back your full security deposit:

1. Fill out an apartment rental inspection checklist
Landlord will provide you with move in checklist, fill in the details. Before you unpack you boxes make sure that everything is working and noting if there are any problems or fault, better click picture and take video of your apartment. Better pay keen attention to everything that looks less than a stellar. By this way, your landlord won`t be able to cause you any damage. After filling the checklist, make sure that you keep the signed and dated copy with your landlord and yourself as well.

2. Take pictures the day you move out

Click pictures of every room and email them to your landlord, if you cannot email them or think it is not necessary it is totally okay. If later any problem occur and you need to prove don`t worry as many digital images have time-stamp data included in the file hence you can show them date and time they were taken. In that way, after you move out your landlord cannot blame you for something you did not do.

3. Read your lease carefully

Read your lease carefully so that it will tell you if you need to give the notice before you leave the apartment and how much time is required. Most probably some lease have an end date so that you can simply move out or before that day. But some leases extends automatically, if it does you will need to give notice, if you don`t you will be at risk of losing the security deposit. Before you plan to move out, you will have to give written 30 days notice before you leave, if you are on month–to-month lease.

4     4. Understand how landlord-tenant laws apply to you

All the local laws and statutes should be accepted by landlords. Tenants should check and understand all the laws in their city or country and also state laws for security deposit. And before the move out date, give a written letter to the landlord reminding them about the law two to three months earlier. So that the landlord will know that you want your full security deposit back.

5. Do not keep any dues pending

Pay all the pending dues whether it is of water, electricity, maid, telephone, gas, etc. If you have broken something, either make sure that you have it fixed or replaced. Do not try to cheat as that would be a sure way of losing your deposit.
